Reservations

Reservations are established by making a payment by credit card in the amount of the charge for one night for the room (or rooms) reserved, or 1/2 of the amount of your stay, whichever is greater, at the time you make your reservation. Reservations can be made on line or by phone.

Payments

O’Neill Manor accepts cash, checks (received at least 14 days before your check-in), MasterCard, Discover Card and VISA. Full payment is required at or prior to time of check-in. Room rates do not include state and local taxes.

Cancellations

Because O’Neill Manor is a small, independent Inn, cancellations affect us significantly. Your prepayment, less a fee of 15%, is refundable if notification of cancellation is given at least 20 days in advance of your arrival date. If your cancellation is made less than 20 days but more than 48 hours in advance of your arrival date, you may rebook your stay, subject to availability, for another date within one year of your original planned stay. Cancellations with less than 48 hours notice, no shows, and early check-outs will be charged in full to your credit card for all nights of your reservation.

Check-In/Out

Check-In is from 3:00 PM to 6:00 PM, or by prior arrangement. Please advise us of your anticipated arrival time when making reservations.

Check-Out is by 11:00 AM. An overstay charge of $30 per hour applies for each full or partial hour past 11:00 AM without okay of owner.

Group Reservations

Call for policies regarding group reservations for the entire property. Discounts may apply.

Room Occupancy

Maximum occupancy is two (2) people per room. Friends may visit you at O'Neill Manor, but we ask that all friends leave by 8:00 p.m. for the comfort and convenience of other room guests. We also ask that you limit friends to no more than two unless prior arrangements have been made with the owners.

Damages

We have worked hard to make O'Neill Manor an inviting, comfortable historic home, and we understand normal wear and tear. However, you are responsible for damage you cause to the property. Damages you cause will be charged to your credit card and/or subject to all other legal collection procedures.

Other Information

Full Country Gourmet Breakfast

A full, scrumptious breakfast using fresh, local ingredients whenever possible will be served in the dining room or on the porch at a time you pre-select, from 8 AM to 10:00 AM. Vegetarian, gluten-free, lactose-free or limited other special diets can be accommodated with advance notice. A simple, tasty to-go continental breakfast is available upon request for those that are on the run enjoying area activities or heading home.

Central Air Conditioning

All rooms are air-conditioned through a central air conditioning system.

Wi-Fi

Free wireless internet access (Wi-Fi) is available.

Equipment Storage

Indoor bicycle, ski, canoe, kayak, and other sports equipment storage is available.

Silent Sports

Enjoying the great outdoors in a manner which does not disturb nature or others is our focus, so ATV’s are not allowed on the property.

Horses

If you are traveling with horses, we have four large sheltered stalls available (including a stallion stall) at Spring Pond Farm, LLC for overnight horse boarding. Please let us know if you are interested in renting boarding space at the time of your reservation. We also have 4 miles of trails available from the stalls for your use. Spring Pond Farm, LLC is located one mile from the bed and breakfast.

Children & Pets

Please call regarding children or pets. We can recommend a reputable nearby pet resort should you need those accommodations.

No Smoking

Smoking is not allowed in any building or structure on the O’Neill Manor grounds. There is a $150.00 cleaning fee charged to all persons violating this policy. A designated smoking area is located near the garage.
